Future of London on their Emerging Talent Programme to support people
from ethnic minority backgrounds - who are currently under-represented
in the built environment - to launch a career in the sector.

We caught up with Srivardhan, who started his journey on the
programme at Camden Council and is now working full-time with one of
our teams, to find out more about how this has shaped his career so far.

Can you tell us a bit about the Emerging Talent
    Programme and how it works?

The programme gives people from culturally diverse backgrounds an
opportunity to launch careers in the built environment
sector. Candidates are placed in either public or private sector
organisations for a 15-month placement split between two
organisations. The programme also offers learning and development
sessions, dedicated mentorship and support post-completion to secure
  long-term roles in the sector.

What made you want to work in the built environment sector?

I wanted to be part of the built environment sector because of
the lasting impact it has on people’s lives. I was inspired by the
beautiful temple architecture of Tamil Nadu, India — structures and
other buildings that used climate-responsive techniques long before
  they became “modern.”

The environment we grow up in can shape our lifestyle, our
opportunities and even our life choices, and being able to contribute
to shaping the environment that positively influences communities
  continues to motivate me.

What did you know about Camden before you joined
    through the programme?

I visited the Bourne Estate to understand the role social
infrastructure plays in creating strong and inclusive communities as
part of my master’s coursework. I was inspired by how the newer
development had been sensitively integrated preserving the estate’s
heritage, while balancing both social and financial priorities.
Through this, I learnt about Camden’s community-centric approach and
interesting regeneration schemes. Having lived in Camden for a short
period, I experienced life in a redeveloped area and got to explore
its vibrant neighbourhoods, giving me first-hand insight into the
  borough’s diversity.

What was your role, and what did it involve?

As a Development Officer, my role included supporting the Senior
Development Manager with early feasibility and site identification for
a development project. This involved work such as gathering and
analysing data, carrying out site visits, and undertaking research to
  support decision-making.

Within the CIP Programme Management Office, I was responsible
for managing a governance board where projects brought design updates,
lessons learned and strategy discussions. I also developed a
monitoring framework for non-financial benefits and supported in the
preparation of reports and briefings. This gave me an overview of
other projects within the CIP programmes and the decision-making processes.

I also worked with the regeneration team to produce an in-house
feasibility study for an underutilised community space as part of the
  vacant space programme.

Srivardhan (right) with Camden Council colleagues at Agar
    Grove Phase 2a

What have you enjoyed the most during your time at Camden?

I greatly valued the opportunity to work with and learn from
colleagues with extensive experience, who have been so supportive. The
variety of workstreams was a major highlight, from delivering a scheme
to tackle the increasing pressures of
temporary accommodation to collaborating with colleagues to
    develop the CIP Project Map.

There were other excellent learning opportunities too, including
attending governance meetings, taking part in London Real Estate Forum
(LREF) 2024 and shadowing other teams, all of which have broadened my
understanding of current challenges and how both the organisation and
  the wider sector operated.

What are some things you learned while at Camden that
have been useful to you professionally?

Working at Camden has helped me understand the policies and
governance processes within a public sector environment. I was exposed
to the impacts of key regulations and legislations, the challenges
currently facing construction industry, and the different regeneration
models being used in today’s socio-economic climate.

On a practical level, I also picked up several tips that support
my day-to-day work which have helped strengthen my project
  management, programme management, communication skills.

Having previously worked as a project architect for private
consultants abroad, my time at Camden has been invaluable in
supporting my transition into the development side of the built environment.

new flexible and affordable workspace, part of the Liddell Place
redevelopment in the heart of West Hampstead.

Cllr Nasrine Djemai, Cabinet Member for New Homes and Community
Investment and Cllr Sabrina Francis, Cabinet Member for Jobs, Young
People and Culture joined the Leader of the Council, local
councillors, and partners to unveil the new workspaces, which are the
first of its kind built under Camden’s Community Investment Programme (CIP).

In the couple of months the workspace has been open for, there
are already 11 companies employing a total of 44 people on the site
  – with up to 500 new job opportunities set to be created alongside
various apprenticeship and skills training opportunities. Spanning
3,780aqm, 20% of desks in the building are affordable workspaces to
be let at 50% of the market desk cost to help boost local
start-ups. The workspace will be operated by International Workplace
Group (IWG), the world’s leading workspace operator.

These workspaces mark the completion of the wider redevelopment
of the area by developers Gracie Group, who transformed a former
industrial estate into more than 100 new homes, improved public open
spaces and walking routes, as well as the expansion of the
As part of this development, 102 private and 4 affordable homes
were built on the former estate space. The development also included
some landscaping work and improvement of access for residents to
the Maygrove Peace Park and Kingsgate Primary. The completion of this

Agar Grove is the UK’s largest estate built to the Passivhaus

What makes our West Kentish Town Estate redevelopment so special?

The West Kentish Town redevelopment stands as a testament to what is
possible when a community comes together with a shared vision and
  ambition for a better future.

The redevelopment would be the largest so far under the Community
Investment Programme (CIP). This is Camden’s ambitious plan to tackle
the housing crisis, improve living conditions and provide vital
  community spaces.

The current estate is not fit for purpose, with cramped
conditions, no private outdoor space and outdated buildings - our
residents deserve better. In 2020, the estate made history by
holding Camden’s first-ever resident ballot on estate regeneration,
with an overwhelming 93% of residents voting in favour of the redevelopment.

With the planning application for the estate’s redevelopment now
submitted, we’re one step closer to delivering the plans the community
voted for - plans that are not merely about constructing new
buildings, but about creating modern, safer homes that will provide a
foundation for residents to thrive and succeed. Let’s take a closer
look at what makes this project special.

Council-owned housing on public land

The redevelopment of West Kentish Town Estate is being carried
out by Camden Council as the developer through the Community
  Investment Programme.

Difficult economic circumstances and a nationwide decline in
building affordable homes means we need to raise money to deliver new
homes and improve community spaces. To do this, we build homes and
sell them privately, and this revenue helps us build the new
affordable homes that people desperately need.

This means we are not selling our land, and we will remain the
landlord for tenants and the freeholder of private homes. As a public
organisation, we do not make a profit on redevelopment, and the sale
of private homes helps pay for the new affordable homes and improved
  estate spaces.

The proposals for the West Kentish Town Estate are centred around
the housing needs of current residents, so those who wish to remain on
the estate can do so until their new homes are ready.

   <img data-fileentryid="669975468"

Better, safer public space

Residents told us about the ‘unusable’ outside spaces and lack of
play or recreation facilities, so the new landscaping proposals offer
almost the same amount of open space, but with a range of uses for all.

This includes creative play and leisure, greater biodiversity in
planting, and an estate layout with clear sight lines to improve the
feeling of safety and reduce opportunities for anti-social behaviour.
No protected trees on the estate are being removed and more will be
  planted than lost.

Thorough daylight/sunlight testing has been carried out, which
show that all internal courtyards and homes achieve the required
levels of daylight and sunlight to comply with the planning
requirements, and to provide residents with the best quality living conditions.

The planning application is now open for comments from anyone who

our residents to understand what this application means, so our team

Once the planning authority has received comments on the

commended for its great architecture by the Royal Institute of British
Architects (RIBA), picking up an award at the RIBA London Awards on
  Tuesday, 13 May.

Delivered through the Community Investment Programme, Maitland
Park delivered 119 modern and energy-efficient homes, including 52
  council homes.

These new buildings replaced a poorly designed and ageing block
and provided new public green space on the estate.

Judges praised the community-focused approach to delivering
much-needed new, environmentally responsible homes that positively
impact the lives of residents and neighbours.

For example, the estate has provided homes to residents who were
living in overcrowded, poorly insulated homes in the nearby West
  Kentish Town Estate.

One of these residents, Mrs Bonayon, said: “I’m so grateful that
Camden has provided new homes for families who have been living in
overcrowded conditions for a very long time.

“My family and I love the modern design, ample space, and
peaceful ambience in our new home. This is a new beginning for us
all. Thanks to all those who made this possible.”

progress and innovation, delivering much-needed affordable homes and
community facilities that are helping to improve the lives of those
who live and work in Camden.

Last year, 2024, saw us hit a high-water mark of more than 1,700
high-quality new homes completed, 70% of which have been genuinely
affordable. This includes the completion 169 homes at Tybalds estate,
Central Somers Town and Agar Grove estate, two thirds of which are
  genuinely affordable.

All this has been achieved in the face of a continuing
nation-wide downturn in the construction sector and a tough economic
outlook. Despite this, CIP has shown its flexibility and
wide-ranging ability to deliver for Camden’s communities, including
with the exploration of new delivery models on projects and progress

Following a consultation, Residents on the Agar Grove estate have
chosen to name their future new apartment block, currently being built
as part of the wider estate redevelopment, after a notable figure
  within Camden’s history: Oliver Heaviside.

Born in Camden, Oliver Heaviside grew up in poverty and became
deaf after contracting scarlet fever. He went on to become one of
the most important scientists in the fields of electromagnetic
theory and telecommunications. Today, 3 February 2025, marks 100
  years since his passing.

Naming buildings after eminent figures in Camden’s history is a
part of our Strategy for Diversity in the Public Realm which sets out
to make our open spaces more balanced, accessible and representative
  of our communities.

Oliver Heaviside House is part of Phase 2a of the ongoing estate
redevelopment, delivered through our ambitious Community Investment
Programme (CIP). Once complete it will provide 94 affordable council
homes to tackle overcrowding on the estate, a new community hall and a
range of outdoor and play spaces.

The building was designed in the vision of local residents who
requested being rehoused in a high-rise building complete with a
  concierge service.

As construction continues on-site, this brings us one step closer
to providing spacious, green, and affordable new homes that meet our
residents’ needs on the Agar Grove estate.

As part of the first phase of the Tybalds estate redevelopment, we’ve
worked closely with the local community to build 10 brand-new social
rent homes, six of which have been designed for wheelchair users.

These high-quality apartments were built by modifying existing
buildings on the estate. Some have provided new homes for residents
already living on the estate in need of a wheelchair-friendly living
environment or those looking to downsize, helping to increase
availability of family-sized council homes on the estate.

We caught up with Jo to hear how her family has been settling
into their new home, and how they’re planning to spend their first
  festive holiday there.

Jo said: “My family of four has been
living on the Tybalds estate since 2010 but began to outgrow
our last property. Three out of four of us have additional
needs and health conditions, and we really needed a larger
home to help improve our living conditions.”

“We’ve been on the waiting list for a while and were even
considering moving out of London. When this property on the same
estate came up, my husband and I couldn’t believe it. We haven’t
needed to switch GPs or schools and we’re still near to extended
    family who live close by.

“Our new home has had a huge positive impact on our
physical and mental health, making our health conditions and
additional needs easier to manage. It really feels like a
    dream come true.”

“We are really looking forward to the festive break. I’m
excited to open presents with the family, have a delicious
Christmas breakfast and eat lots of cookies!”

To mark the completion of these new homes we were joined by local
ward councillors, members of the local TRA’s, and those pivotal in the
project delivery including Camden colleagues, the contractor, Quinn,
and Matthew Lloyd Architects for a tour of the finished site.

width="735" />These new homes were built through Camden’s Community
Investment Programme, our plan to build new homes, meet housing needs
and improve living conditions, as well as provide community spaces
  across the borough.

So far, we’ve built over 1,700 new homes, 70% of which are
affordable. Our vision for the future of Camden is that everyone in
the borough should have a place to call home, a place that provides
them with a foundation to thrive – and we’re well on our way to
meeting our goal of building 4,850 new homes and transforming lives
  across Camden.
